We offer a range of specialized concierge services tailored to meet the unique needs of your vacation rental property. Our tiered approach ensures that whether you need basic logistical support or a full-service house manager, Gulf Coast Butler provides effective, practical, and luxurious solutions designed to enhance every guest's stay. We don't replace your cleaning or property management service; we partner with them.

The Essential Butler

$200-$225/up to 1-week stay

Our base package focuses on ensuring your property is perfectly guest-ready, handling crucial logistics and ensuring everything runs smoothly before, during, and after each stay. Whether your guests are staying for 3 days or 7, you pay one price based on bedroom count (up to 5 bedrooms).

White Glove Inspection

Cleaners are often in a rush. We provide an extensive White-Glove 50-point inspection and catch the things they miss 2-4 hours before guests arrive.

  • The "Stray Hair" Sweep & Fingerprint Polish
  • The "Atmosphere" Staging:
    • The "Butler Tuck" - Ensuring every pillow is "chopped," rugs are perfectly centered, and towels are folded with luxury-level precision.
    • Lighting & Climate - Setting the AC to a crisp 72F and turning on lamps/accent lighting so the guest never walks into a dark, hot house.
    • The Signature Scent - Ensuring the home smells like sea salt and citrus--not bleach or old seafood.
  • The "Function" Audit - Nothing kills a 5-star review faster than a small broken item.
    • The Remote Test - Checking that all TVs work and remotes have fresh or spare batteries.
    • Bulb Patrol - Replacing any burnt-out bulbs in lamps or over the stove.
    • Inventory Confirmation - Ensuring there are exactly enough dishwasher tabs, toilet paper/paper towel rolls, and hand/dish soap for the stay duration.
  • The "Owner's Eyes" (Protection) - Looking for things a guest might use to ask for a refund.
    • High-Res Video Documentation - Taking a quick video showing the "pre-arrival condition" to protect the owner from false damage claims.
    • Hidden Danger Check - Ensuring the smoke detectors aren't chirping and the Wi-Fi is actually broadcasting a signal.

Trash & Recycle Valet

For properties such as those on Pensacola Beach, where HOA rules are strict and the wind can blow a light bin halfway down the street, this service is essential.

  • The Curb Roll-Out - Arrive the evening before pickup to move bins from their storage nook to the curb.
  • The Post-Pickup Return - Once the truck has passed, we return to move the empty bins back to their discreet storage area.
  • A La Carte options available for extra trash pickups.

Delivery Retrieval

  • Pre-Arrival Shipments - Guests may ship their golf clubs, baby gear (strollers/pack-n-plays), or a case of their favorite wine to the property.
  • The Retrieval - We ensure these items aren't sitting in the Florida sun or humidity. We place them neatly in the entryway or the kitchen so the guest feels "expected."

Post-Stay Damage Video

This is possibly the most powerful "insurance" we provide. In the vacation rental world, it's often a "he-said, she-said" battle between the guest and the owner when something gets broken.

By performing a professional video walkthrough immediately after a guest departs, we provide irrefutable evidence that protects the owner's investment and their ability to claim security deposits.

$275-$300/up to 1-week stay

Designed to enhance the guest experience, this premier package drives 5-star reviews by adding luxurious touches and personalized services that make every stay unforgettable.

Includes everything in the Essential Butler tier.

Local Welcome Gift

This curated gift basket is sure to make your guests feel special! We will include a variety of local treasures that showcase the best of our area and will make the guests feel like an "insider" immediately. A unique and personalized welcome note will be included with all welcome baskets.

Some examples may include:

  • Coffee - A bag of De Luna Coffee or End of the Line beans.
  • The Sweets - A box of fudge or gourmet popcorn from Bubba's Sweet Spot.
  • The Spice - A bottle of Joe Patti's Seafood Seasoning.
  • Souvenir - A Pensacola Beach Ball keychain or Blue Angels keepsake.

Fridge/Pantry Stocking (Additional Cost)

This service is where we transition a standard "service provider" into a "luxury butler." It's about more than just buying eggs; it's about the presentation and anticipation of the guest's needs.

There will be an additional cost of goods PLUS 20% of grocery bill added.

  • Three days before arrival, guests can send a curated grocery list with up to 30 items that will be stocked and ready for them.

      • Essentials (Milk, Bread, Eggs)
      • Beverages (Non-Alcohol)
      • Snacks
      • Specific Brands and Dietary Restrictions (Gluten-free, Oat Milk, etc.)
    • The "Surprise" Factor - If guests are celebrating (Anniversary, Birthday, Engagement), a curated cake can be provided.

White-Wheeled Cart Rental Discount

Guests who stay at an Essential Butler+ property can receive 15% off any White-Wheeled Cart Rental.

Rentals must be scheduled in advance through Gulf Coast Butler and are dependent upon availability.

The Elite Butler

$450-$525/up to 1-week stay

The "full concierge" experience, offering bespoke, high-touch luxury for premium properties, perfect for out-of-state owners desiring a dedicated house manager.

The Signature Butler+

Includes everything in the Signature Butler tier.

Butler-on-Call

We handle guest "how-to" questions regarding the home's technology, appliances, or local area.

Vendor Gatekeeper

We meet, let in, and supervise repair technicians or specialty contractors, ensuring your home remains secure.

Patio Storm Prep

When a tropical system or high-wind event is forecasted, we secure patio furniture and cushions and ensure windows and doors are closed.

Holiday/Celebration Decorating

Bring the magic of the season to your rental without lifting a finger. Our team professionally installs and removes high-end, coastal-themed holiday decor tailored to your property’s aesthetic. From curated garlands on the mantle to themed tabletop trees, we turn your property into a festive destination, ensuring it looks spectacular for guest photos and maximizes your holiday booking rates.

Do you want to make your guests feel even more special? Upon booking, find out if they have any events to celebrate during their stay, such as birthdays or anniversaries. If so, we will be sure to make your guest's stay an unforgettable one with curated decorations in one area of the house. Keeping it stylish and sophisticated, but nothing overwhelming, it'll be sure to make them feel like more than just a guest.

The Butler's Circle

$1500-$1800/month - up to 4 turnovers

As a member of the Butler's Circle, you no longer own a 'rental property'--you own a 'luxury destination.' This membership is designed for the discerning owner who wants consistent perfection.

Essential, Signature, Elite Butler+

Includes all three Butler tiers for properties with up to 5 bedrooms and up to 4 turnovers per month.

Local Directory Email

Guests who stay at a property of a Butler's Circle member will receive a unique emailed directory of "all the things" that are local prior to their vacation arrival. This will allow guests to prepare their itinerary efficiently so they can make the most use of their time while on vacation.

The directories will prioritize the guest's local surroundings first, including local events happening at the time of their stay, followed by businesses and events happening up to 100 miles away.

Priority Storm Prep

Butler's Circle Members are moved to the top of our list for patio furniture securement and window/door checks prior to any worrisome storm.

Priority Fridge & Pantry Stocking

Members receive "First Priority" on the Butler's schedule for grocery deliveries.
